Please don't sign up for one of those
foreclosure websites. They charge you for information that is outdated
and often incorrect. The majority of foreclosures are listed in our
MLS. I can add a search to your portal account that specifically
targets foreclosures and estate properties. Email me for more information. This service is COMPLETELY FREE, but I would love the opportunity to be your buyer's agent if you find one you want to buy.

HAVE A HOME TO SELL?
Let
me assure you that the Hattiesburg Market is very strong. While we are
no longer experiencing the real estate frenzy that occured after
Katrina, things are back to normal pre Katrina levels. Market values
are remaining stable with healthy appreciation in most markets.
- Inventory is back up, so sellers do have to make a special effort to get their homes in tip top shape to attract a buyer.
- Market
times are running between 90 to 120 days so it is important to choose a
real estate company that does extensive advertising and has a team
approach to selling listings. And because you will be spending more
time with your listing agent, its EXTREMELY important to choose an
agent who will take your phone calls, answer emails, and spend the time
it takes to keep you informed about market changes, sales in your
neighborhood and feedback from showing agents.
- Pricing
your home correctly is CRITICAL. In the past, if you
waited long enough in this market you would get your price. Now we have to balance
getting you the maximum sales price in the shortest possible time.
There is a common feeling among today's buyers that if a house has been
on the market for too long, then there must be something wrong with it.
So it is important not to get stale. It is also extremely important to keep the price
strategic as other homes come up for sale in your neighborhood and sales occur
around you. Homes are still selling in the Hattiesburg area, it just takes a little more time these days!

you are thinking about making the big move to home ownership this year,

buying a home is to get pre-qualified with a lender. The lender needs
to determine how much of a mortgage you qualify for. They will also
give you a good faith estimate that will explain to you what your
closings costs and prepaid items are. It's important to have this
information up front. Often, we can negotiate with sellers to pay some
of the costs.
